How can I buy a holiday apartment in Austria without paying the full purchase price?

With MYNE co-ownership, between 2 and 8 co-owners jointly own a dream holiday property and share acquisition and running costs in line with their respective shares.

On average, a holiday property is used by its owners for only 8–10 weeks per year, leaving it unoccupied for much of the time. This is neither efficient for your budget nor beneficial for local communities or the environment. Managing a holiday property often requires significantly more effort than a primary residence, due to distance as well as different languages, legal systems and tax frameworks. Am I really an owner with co-ownership in Austria?

Accepted Answer

Yes. You become an owner via a so-called share deal. This means you acquire a share in a dedicated property company, which is registered as the owner of the property in the land register. By purchasing a share, you become a shareholder of this company and therefore a proportional owner of the property.

How much does a share in a holiday property in Austria cost?

Prices vary depending on location, property size, amenities and the desired usage model. You can compare available properties and request detailed brochures with specific pricing via the MYNE platform.

How do I book my stays?

At MYNE, we place great importance on ensuring that all co-owners can use their property fairly and according to their individual preferences. This is achieved through the following principles:

1. Properties designed for year-round use
All MYNE properties are located in regions with year-round infrastructure such as shops and restaurants. In addition, the properties are equipped for all-season comfort—for example with pools, saunas, fitness areas and/or fireplaces.

2. Co-owners with complementary usage preferences
MYNE brings together owners whose usage needs complement each other. For example, families with school-aged children share a property with couples without children or families whose children have already left home.

3. The MYNE reservation system – simple & fair
Among co-owners with complementary usage needs, the MYNE reservation system ensures flexible use with transparent rules and fair distribution.

Question 5

Can I sell my share again?

Accepted Answer

Yes. After a minimum holding period of 12 months, you may sell your share at any time. We are happy to support you in finding a buyer. In some cases, another co-owner may even wish to acquire your share directly.

MYNE handles all coordination and administrative tasks—ensuring a relaxed and memorable stay.

Using the MYNE Owner App, you can reserve your stays and add additional services if desired. Upon arrival, your personal belongings are already in place—and your favourite wine is waiting in the fridge.
As a co-owner, you can simply sit back and enjoy.

Are there holiday homes available in different regions of Austria?

Yes. The portfolio includes properties in various regions across Austria. Popular locations include Tyrol, Salzburger Land, Vorarlberg and many other carefully curated destinations in the Austrian Alps.

Question 8

How are running costs divided?

Accepted Answer

Monthly costs for operating and maintaining the property are shared among all owners. To ensure transparency and fairness, MYNE prepares a business plan for each property, forecasting expected costs, which is then approved by the co-owners.

The monthly costs are divided into three categories:

1. Usage-based costs (allocated according to usage), e.g.:
- Electricity, water, heating
- Cleaning
- Laundry packages

2. Fixed costs (allocated according to ownership share), e.g.:
- Insurance
- Maintenance and upkeep (e.g. pool and garden maintenance)
- Maintenance reserve (for property and inventory)
- Administrative costs of the property-holding company (e.g. bookkeeping)

3. MYNE service fee (fixed per share):
- Professional, value-oriented property management
- Coordination among co-owners
- Coordination of external service providers
- MYNE Owner Service

Question 9

Can I rent out the property when I’m not there?

Accepted Answer

Your share is your property. You may decide whether to use your allocated time yourself or make it available for rental—provided that other co-owners are not disadvantaged and the property holds the required rental licence.

You may allow friends or family to stay without being present yourself. Whether you charge them is entirely up to you.
Renting to third parties is handled by MYNE as part of a professional rental process.
