FAQ's

Question 1

How can I buy a property in Mallorca without paying the full purchase price?

Accepted Answer

Statistically, most holiday properties are only used by their owners for 8 to 10 weeks per year. Yet owners traditionally bear all costs and management efforts alone. MYNE changes this.

Four clear reasons speak in favour of MYNE Co-Ownership:

01 | Your own dream holiday home for 1/8 of the cost
Prices for high-quality holiday properties in prime locations have steadily increased in recent years, as have ongoing operating and maintenance costs. With MYNE Co-Ownership, 2 to 8 co-owners jointly own a dream holiday home and share acquisition and running costs according to their shares.

02 | A fair cost–benefit principle
On average, a holiday home is only used by its owners for around 8–10 weeks per year, leaving it unused for the rest of the time. This is neither efficient for your budget nor for local communities or the environment. Co-Ownership offers a right-sized share of property ownership, aligned with your actual usage and costs.

03 | Simply arrive and enjoy
Managing a holiday property often involves significantly more effort than a primary residence, due to distance and different legal, tax and language frameworks. This year-round effort rarely reflects actual usage. MYNE takes care of operations, administration and maintenance – so you can simply arrive and enjoy.

04 | A proven concept
Co-Ownership is already well established for assets such as yachts and private aircraft. In these cases too, full ownership costs are disproportionate to typical usage, making shared ownership a sensible alternative.

Question 2

Am I really an owner with Co-Ownership in Mallorca?

Accepted Answer

Yes. Ownership is structured as a Share Deal: you acquire a share in a dedicated property company that is registered as the owner of the property in the land register. By purchasing a share, you become a shareholder in this company and therefore a proportional owner of the property.

Question 3

How much does a share in a Mallorca property cost?

Accepted Answer

Prices vary depending on location, property size, amenities and desired usage. You can compare available properties and request exposés with detailed pricing directly via the MYNE platform.

Question 4

How do I book my stays?

Accepted Answer

At MYNE, we place great importance on ensuring that all co-owners can use their property equally and in line with their preferences. This is ensured through the following principles:

1. Properties designed for year-round use
All MYNE properties are located in regions with year-round infrastructure such as shops and restaurants. In addition, properties are equipped for all seasons, for example with pools, saunas, fitness areas and/or fireplaces.

2. Co-owners with complementary usage needs
MYNE brings together co-owners whose usage preferences complement each other. For example, families with school-aged children may share a property with couples without children or families whose children have already left home.

3. The MYNE reservation system – simple & fair
Among co-owners with complementary needs, the MYNE reservation system ensures flexible use with fair distribution through transparent booking rules.

Question 5

Can I sell my share again?

Accepted Answer

After a minimum holding period of 12 months, you may sell your share at any time. We are happy to assist you in finding a buyer – in some cases, another co-owner may even wish to acquire your share directly.

Question 6

Who takes care of management and maintenance?

Accepted Answer

Choose your MYNE dream holiday home and enjoy a property that is professionally managed and impeccably maintained at all times.
MYNE handles all coordination, administration and maintenance – for a relaxed and worry-free stay.

Whether with family, friends, on your own or working remotely, MYNE holiday homes are designed for flexible use.

Question 7

Do you also offer properties in different regions of Mallorca?

Accepted Answer

Yes. Our portfolio spans the entire island. Popular locations include Palma, Port d’Andratx, Santa Ponsa, Santanyí, Alcúdia and other carefully curated destinations.

Question 8

How are running costs divided?

Accepted Answer

Monthly operating and maintenance costs are shared by all co-owners. To ensure transparency and fairness, MYNE creates a business plan for each property, forecasting expected costs and approved by the co-owners.

Monthly costs are divided into three categories:

1. Usage-based costs (allocated by usage)
– Electricity, water, heating
– Cleaning
– Laundry packages

2. Fixed operating costs (allocated by share)
– Insurance
– Maintenance and upkeep (e.g. pool and garden care)
– Maintenance reserve (property and inventory)
– Property company administration (e.g. accounting)

3. MYNE service fee (fixed per share)
– Professional, value-oriented property management
– Coordination between co-owners
– Coordination of external service providers
– MYNE owner service

Question 9

Can I rent out my share when I’m not there?

Accepted Answer

Your share is your property. You may decide whether to use it yourself or rent it out during your available time, provided other co-owners are not disadvantaged and the property has a rental licence.

You may allow friends or family to stay without being present. Any private compensation is up to you.
Rentals to third parties are handled by MYNE through a professional, compliant process.
