02 | Fair cost-benefit principle. Statistically, the typical vacation property is only used by the owners for about 8-10 weeks per year. In a share deal, you are an owner, meaning you acquire a share in the dedicated property company, which is registered in the land register as the owner of the property. With the purchase of this share, you become a partner in this property company and thus a partial owner of the property.

How do I book my weeks?

We place great importance on ensuring that all MYNE co-owners can use their property equally and to the best of their ability, according to their own preferences. This is ensured through the following approaches:

1. Properties for year-round use: All MYNE properties are located in regions that offer good infrastructure (shopping, restaurants, etc.) year-round. In addition, all properties are equipped for year-round use, for example, with a pool, sauna, fitness area, and/or fireplace.

2. Co-owners with complementary usage preferences: MYNE brings together owners with complementary usage preferences. For example, families with school-age children from different federal states share a property with childless couples and families whose children have already left home.

3. The MYNE reservation system – simple & fair: Among co-owners with complementary usage preferences, the MYNE reservation system, with its transparent reservation rules, ensures flexible use and fair distribution.

Can I sell my share again?

After a holding period of 12 months, you have the option to sell your share at any time. We would be happy to help you find a new buyer. It's even possible that one of the other co-owners might want to take over your share directly.

Yes, the portfolio includes coastal locations and regions near the beach. All properties are curated and located in highly sought-after premium locations on the German Baltic coast.

How are additional costs divided?

Accepted Answer

Monthly costs are incurred for the operation and maintenance of your property, which are shared by the owners. To ensure these costs are distributed transparently and fairly, MYNE prepares a business plan for each property, forecasting the expected costs, which is then approved by the co-owners. The monthly maintenance and management costs are divided into three categories:

1. Consumption-based costs (divided according to usage), e.g., electricity, water, heating; cleaning; linen packages.

2. Fixed operating costs (e.g., insurance); maintenance and upkeep (e.g., pool and garden maintenance); maintenance reserve (for the property and its contents); property management company fees (e.g., accounting).

3. MYNE service fee (flat rate per share): professional and value-oriented property management; coordination among co-owners; coordination of external service providers; MYNE owner services.

Question 9

Can I rent it out if I'm not there?

Accepted Answer

In principle, your share is your property. You can therefore decide whether you want to use your property yourself during the available period or rent it out, as long as you don't disadvantage the other co-owners and the property has a rental license. You can let friends or family live there without having to be personally present. Whether you receive any payment from them is entirely up to you. However, we handle the rental to unrelated, external third parties as part of a professional service.
